This is the first and most crucial step in a project. We provide a full site analysis based on local municipal zoning bylaws, environmental requirements, and explore possible variances. Next, we provide massing options to maximize allowable area, height, and form.
DESIGN
We offer personalized design options to bring your vision to life. Based on your input, we’ll provide up to three conceptual floorplan layouts, including a single preliminary elevation or rendering to illustrate the architectural style. Alternatively, we can work with any of the standardized housing designs provided by the Province.
PERMIT DRAWING PACKAGES
Once you’ve selected a design, we move into the finalization phase. This comprehensive package typically includes the architectural site plan, floor plans, elevations, sections, details, and construction notes. Throughout the process, we provide consultant coordination to ensure everything is seamlessly integrated, resulting in a complete package ready for submission.
PERMIT SUBMISSION

Hi there! I’m Jaime Schmid, a senior technologist with a deep passion for architectural drafting and design. My strong academic background from ITT Tech and BCIT in drafting and building technology, coupled with hands-on experience, has established me as a trusted professional in bringing architectural visions to life.
My career spans diverse roles, from landscape and product design to freelance CAD drafting and custom home design, where I’ve developed a keen understanding of zoning bylaws, the BC Building Code, and the Step Code.
What drives me is merging artistic aspirations with practical implementation, as seen in my enthusiasm for 3D Building Information Modeling (BIM) and staying current with industry trends.
Outside of work, I enjoy maintaining my fitness, hiking, camping, gardening, and spending quality time with my family. My journey reflects a blend of strong educational foundations, varied experiences, and a unique ability to bring creative ideas to life.
